Pennsylvania YOY House Price Appreciation Higher Than National Rate
House price appreciation in Pennsylvania in Q4 2025 was up 4.0% year over year, according to the National Association of Home Builders.
This is significantly higher than the national appreciation percentage, which was 1.8% compared to Q4 2024.
Specific Pennsylvania metro areas also experienced high house price appreciations year over year, including:
- Allentown-Bethlehem-Easton: 8.9% (strongest annual gains nationally)
- Montgomery County-Bucks County-Chester County: 3.3%
- Pittsburgh: 2.0%
Neighboring states’ house price appreciations from 2024 to 2025 were as follows:
- New York: 5.3%
- Ohio: 4.7%
- West Virginia: 5.7%
- Maryland: 0.6%
- Delaware: 6.3%
- New Jersey: 5.1%
