Pennsylvania YOY House Price Appreciation Higher Than National Rate

House price appreciation in Pennsylvania in Q4 2025 was up 4.0% year over year, according to the National Association of Home Builders

This is significantly higher than the national appreciation percentage, which was 1.8% compared to Q4 2024.  

Specific Pennsylvania metro areas also experienced high house price appreciations year over year, including:  

  • Allentown-Bethlehem-Easton: 8.9% (strongest annual gains nationally) 
  • Montgomery County-Bucks County-Chester County: 3.3% 
  • Pittsburgh: 2.0% 

Neighboring states’ house price appreciations from 2024 to 2025 were as follows: 

  • New York: 5.3% 
  • Ohio: 4.7% 
  • West Virginia: 5.7% 
  • Maryland: 0.6% 
  • Delaware: 6.3% 
  • New Jersey: 5.1%
